Use this to help determine what your ideal down payment should be, the loan term and the finance rate you strive to obtain. For example, if you were looking at a home with a list price (LP) of $299,000, what would your monthly payments look like? So a LP of $299k with a 20% deposit ($299,000x.20=$59,800 deposit amount -- $299,000-$59800=$239,200 loan amount). Keep in mind this won't take into account property taxes and insurance. 

ARE YOU PRE-QUALIFIED FOR A MORTGAGE?

Doing this is a win-win!

This helps you understand what loan amount you may get approved for. Remember, just because you are pre-qualified for a mortgage doesn't mean you will get one. Be careful with your spending habits during this time. Don't go out and make large purchases, run up your credit cards, or even apply for new credit. Doing so can hurt your ability to secure a home loan.

ARE YOU PRE-APPROVED FOR A MORTGAGE?

Pre-approval letters mean a lot to the seller when you are ready to make an offer.

When you find your dream home, and you are ready to make an offer, secure your offer with a pre-approval letter. If the seller gets two offers, one with pre-approval letter and a lower offer than listing price and another at selling price but no pre-approved letter, that seller may accept the lower offer because it is more likely to close on-time without any pitfalls on the financing side. Do yourself a favor and secure a pre-approval letter if you are a serious buyer.

WHAT IS MOST IMPORTANT IN YOUR SEARCH?

Many factors come into the equation here.

This is where you will most likely make some concessions. Maybe less square footage for a better fenced in yard...Maybe an extra bedroom because the house has so many qualities. This is definitely a give and take area so be ready to have conversations about the must have's and share those with your agent. What is most important - quality of schools, proximity to beaches, close to health care facilities?
